- Capella Hotel Group and Verso Projects have announced a landmark partnership to debut Capella Residences Brisbane in 2029.
- The upcoming project marks Capella’s third global residence, following Seoul and Bangkok, and the first to arrive in Australia.
- Located on the historic Shafston House estate at Kangaroo Point, the Capella Residences Brisbane project will include a full restoration and redesign of the 174-year-old property.
- Amenities include two River Homes, a private marina, porte cochère with drop-off and pick-up facilities, private basement garage parking, gardens and six pools, alongside the signature

For over 174 years, the historic Shafston House Estate has stood at the very entrance to Brisbane City. The Gothic Revival-style Kangaroo Point property survived two World Wars, oversaw World Expo 88 and even predates the Story Bridge, but in 2029, the historic Brisbane landmark is entering a new era. International hospitality group Capella Hotels has confirmed that the lush, rolling lawns of Shafston House will soon play host to Capella Residences Brisbane, a towering 27-storey residential project and the group’s first in Australia.

Capella Residences Brisbane
Set to launch in partnership with Verso Projects, Capella Residences Brisbane represents a unique blend of old and new. The Shafston House property was first built in the 1850s and has lived a remarkable life, starting out as a private home before being transformed into a military hospital and college. In recent years, the property has been used as a wedding venue, thanks to its unparalleled vistas of the Brisbane River, but right now, Shafston House is cloaked in a thick blanket of scaffolding.
Restoration work is already underway to transform the heritage property into an exclusive riverfront address. According to Capella, the project aims to ”set a new benchmark for integrated residential living in Queensland”, combining world-class design, bespoke interiors, and hotel-inspired services.
It’s an enticing premise. Fifty ultra-premium branded homes, architecturally designed and operated with Capella’s trademark penchant for service, will blur the line between a luxury hotel and a serviced apartment. Throw in a lifestyle precinct that Capella says will offer residents communal recreation, restorative spaces and residential facilities, and it’s not hard to see why a three-bedroom apartment is set to start from a cool $8 million.



Capella Residences Brisbane Amenities
At the property’s heart lies the Capella Living Room, described as a “signature expression of the Capella promise.” The mixed-use space serves as a central meeting point and the place where residents can catch up for a quick drink, enjoy a relaxing afternoon or just soak up the scenery.
Additionally, two River Homes will be constructed along the embankment, with Capella confirming that a private marina, a porte cochère with drop-off and pick-up facilities, and private basement garage parking are all in the works. Expansive gardens and six pools (three of which are available to all residents), designed by award-winning landscape architects, are also on the menu.

The announcement of Capella Residences Brisbane comes at a pivotal time for the travel hospitality company. Just last year, the group’s flagship Capella Sydney property was named the best hotel in Australasia by the World’s 50 Best Group, following on from a string of national honours courtesy of Travel + Leisure, and early this year, the group opened The Lands by Capella precinct.
With Brisbane set to host the Summer Olympic Games in 2032, an event expected to draw thousands of new entrants to the region, the new Brisbane property couldn’t come at a better time. However, according to Roland Fasel, president of Capella Hotel Group, Brisbane has been on Capella’s radar for quite some time.

Verso Projects is the ideal partner to bring this vision to life, and together we look forward to introducing our brand of bespoke, culture-led living to the Australian market for the first time.”
Capella Residences Brisbane marks the brand’s third residential offering, following Seoul and Bangkok. It is the first Capella-branded property of any kind in Brisbane. The announcement comes just months after the launch of The Lands by Capella precinct in Sydney. Private appointments for Capella Residences Brisbane are open now, with the project slated for completion by 2029.
